According to Maine Real Estate Information Services, only 1820 single-family homes were for sale statewide in the first quarter of 2023. 

What does this mean for buyers? Well, it means that competition for homes is fierce. If you're looking to buy in Maine right now, you'll want to be prepared to act fast when you find a home you like. That might mean you must be pre-approved, have your paperwork in order, and be ready to make an offer quickly.

On the other hand, if you're considering selling your home in Maine, this is a great time to do it. With so few houses on the market, there are plenty of buyers out there who are eager to find their dream home. This can lead to multiple offers and higher prices. The median home price in Maine has increased by about 9.2% over the past year.

Of course, these are just general trends, and the real estate market can vary widely from one town or city to the next. For example, in Portland, one of the state's largest cities, the median home price is now over $470,000, an increase of 4.4% compared to the first quarter of 2022, a big jump from just a few years ago. Meanwhile, home prices are still relatively affordable in some of Maine's more rural areas.

Another factor that can impact the real estate market in Maine is interest rates. Interest rates  have increased compared to last year but have stabilized as we enter the spring selling season.

Overall, the real estate market in Maine is currently favoring sellers, but that could change as more homes come on the market.
